Sector 37D, Sohna mein resale market ka kya scene hai? I'm looking at a 3BHK there, builder bol raha hai strong appreciation hai, but secondary market mein exit kitna easy hai? From my experience, future infra like Global City ya DMIC ka impact already priced in hota hai. Also, schools and hospitals nearby are decent but for resale, does that really push premiums? Any actual residents who've tried selling?

Sahi baat hai, builders ki baaton pe pura bharosa nahi kar sakte. Lekin 37D ki location theek hai, future infra ki hype toh hai. Par haan, exit strategy ka point valid hai. Kya wahan koi major corporate hub ya commercial development aane wala hai jisse demand badhe?

Bhai, 37D Sohna mein strong appreciation? Thoda mushkil lag raha hai. Builders toh hamesha yahi bolte hain. Mera ek dost phasa hua hai Baharampur Naya ke paas, 2 saal se apna flat bechne ki koshish kar raha hai, koi buyer mil hi nahi raha. Sirf schools aur hospitals se premium nahi aata, connectivity bhi dekho.
Haan, connectivity ka issue hai Sohna side. Main bhi ek plot dekh raha tha Basai ke paas, wahan bhi yehi problem hai ki road network abhi utna developed nahi hai for daily commute to main city. Plus, public transport options bhi limited hain, toh pura dependence personal vehicle par hi ho jaata hai. Isse resale value pe bahut impact padta hai because buyers convenience dekhte hain.
Totally agree, builders ki marketing tactics hoti hain. Baharampur Naya wala case sunkar aur darr lag raha hai.
