Sector 38 Noida - Good for investment?

Hey everyone, I'm thinking of investing in Sector 38, Noida. What's your take on the area? Is it really worth the high property prices? I've heard the connectivity is great because of the metro. Has anyone experienced any waterlogging issues there, especially during the monsoon? Also, mujhe advice chahiye regarding the rental yield in that area. Kya aap logon ko pata hai ki Sector 38 mein property rates kitni badh rahi hain? Which one is better for long-term investment: residential or commercial properties there? Any suggestions or experiences would be really helpful. Thanks!
