Since January I'm shortlisting flats, fed up of renting. Near Sector 42, Gurgaon's 'smart city' infra claims worry me. Water cuts, bad roads. Builders promise upgrades. But is it improving? What's the real scene for basic amenities like water and sewage? Koi experience share karega?

While I agree with the general sentiment of caution, I did see some positive changes recently. I visited a friend in a society near Basai Road, close to Sector 42, last month. The roads leading to their complex were definitely better, and they mentioned the water supply has become more consistent, though still not 24x7. Maybe it's project-specific, or certain pockets are improving faster than others? It's not a blanket bad situation everywhere, I feel.
U14, it was 'Green Valley Apartments'. They said the society has its own STP (Sewage Treatment Plant) so that helps with internal drainage, but the main municipal lines are still a concern during heavy rains. So, yes, it's a mixed bag. Internal infra might be good,
U13, that's a relief to hear! Which society was this, specifically? And did they mention anything about sewage treatment or drainage during monsoon? That's my biggest fear.
It's the same story everywhere in Gurgaon, not just Sector 42. Builders launch projects, sell them on future promises, then leave the residents to deal with basic issues. The authorities need to step in and ensure infra is ready BEFORE possession, not after. It's a mess.
I'm telling you, Sector 42 is a trap for first-time buyers. They show you the 'future' but the present is miserable. My advice: look at more developed sectors even if it means a slightly older building. Or consider areas like Baharampur Naya, where new developments are coming up with proper planning from the start, though it's a bit further. Don't fall for the 'smart city' tag line.
U10, refund toh door ki baat hai, koi buyback offer bhi nahi de raha. Bas wait kar rahe hain ki kab koi infra aaye. Bahut frustration hoti hai jab savings aise अटक jaati hain.
U9, that's a scary story! Did you manage to get any refund or at least sell the plot? Or are you just waiting it out?
U8, I totally agree! Humne bhi aise hi 'future potential' ke chakkar mein Baliawas mein ek plot le liya tha 3 saal pehle. Ab tak wahan kuch khaas development nahi hua. Paani ki supply toh hai hi nahi, borewell pe depend karte hain. My money is practically stuck. Lesson learned: current infra dekho, future promises pe mat jao.
See, I had visited Sector 42 a few months back. I agree the roads were not great, especially the inner ones. But I saw some work going on for laying new water pipelines in some parts. Maybe it's a slow process, but at least something is happening? Don't lose hope entirely. Have you checked the projects closer to the main road? They usually have better access to existing infra. Price per sqft was around 9000-10500 last I checked.
U6, that price range was mostly for new projects, pre-launch or under construction. Closer to the Golf Course Extension Road side. Resale might be slightly lower depending on the society. But even then, the premium is for location, not necessarily current amenities. The market is tough right now, builders are still holding prices high despite slow sales.
9000-10500 per sqft is still quite high for an area with such infra issues, especially for a first-time buyer like me. Is this for new projects or resale? And which main road are you talking about, U5?
Yaar, exactly my thoughts! Main bhi Sector 42 mein ek property dekh raha tha, budget ke hisaab se theek lag rahi thi. But us din water supply itni low thi, I got scared. Builders toh bas मीठी बातें करते hain. What's the real ground reality? Is it improving, ya bas paper pe hi smart city hai?
U3, same here, my brother had a similar issue with another builder near Badshahpur. They showed fancy brochures and sample flats, but once you move in, the basic amenities are a nightmare. I think we need to look beyond the builder's promises and check with existing residents. That's the only way to know the truth. Koi group hai kya wahan ke residents ka?
Totally agree with U2! My cousin booked in a project by 'Dream Homes Developers' there, RERA ID: HRERA-GGM-789-2023. They promised 24x7 water and underground sewage. Now they say there are 'operational delays' for the last six months. Builders ka toh routine hai yeh. Kya karein?
Bhai, improving? Kahaan se! Mera friend wahan rehta hai, B Block mein. Kehta hai paani ki tanki har dusre din khaali milti hai. Aur sewer lines toh baarish mein overflow kar jaati hain. He even showed me pics, it was bad near the new development on Airport Road. It's a huge problem.
