Sector 43 upgrade: Broker ya direct builder for true costs?
Spent the whole Sunday checking out options in Sector 43, looking to upgrade from my 2BHK. Currently eyeing a few 3BHKs, maybe even a small villa. My budget is around ₹2.8 Cr, already have a home loan running. I'm really confused about whether to approach builders directly or go through a broker. For example, if I'm looking at Cellular Consultants' projects, will a broker get me a better deal or reveal more about the actual all-in costs? Yaar, builders ka sales team toh sab kuch 'all-inclusive' bolti hai, but then suddenly stamp duty, PLC, parking sab extra aa jaata hai. Does going direct cut out the broker's commission but mean less negotiation power? Or do brokers actually have more leverage for discounts and clearer insights on true all-in charges? What's your experience in Gurugram? Which route is better for getting the real price and avoiding surprises?

See, both have pros and cons. Direct builder can sometimes offer schemes like 'no EMI till possession' or direct discounts, but their sales team is trained to upsell and hide costs. Brokers might get you a better overall package or specific units, but their commission is always there. What's more important is to verify everything. Check the RERA number, read the builder-buyer agreement thoroughly, understand all charges. Gurugram market is hot right now, inventory is moving fast, so builders might not be as flexible on pricing, whether direct or through a broker.
Absolutely agree on RERA. I almost got caught by a builder who was trying to sell me a unit without mentioning its RERA status was 'application pending'. My lawyer found it out. Always check the HRERA website. The current market conditions mean builders are trying to push units, so don't rush into anything just because of FOMO. Take your time, do your due diligence, and get a lawyer to review everything before signing.
From my side, I'd say go with a reputed broker. They deal with these builders daily, especially the big ones like Cellular Consultants. They get group discounts or have access to inventory that builders don't advertise widely. Plus, they can often give you a clearer picture of the final cost, including all statutory charges. I got a good deal on a resale flat near Airport Road through a broker last year, and he handled all the paperwork too.
Uss bhai ne sahi pucha hai. Usually, it's 1-2% of the property value, and often non-negotiable for new bookings. But for resale, especially if the property has been on the market for a while, you might be able to squeeze a little. But don't expect miracles, unka bhi toh business hai.

And the 'all-inclusive' price they quoted initially was just for the base unit. Later, stamp duty, electricity connection, maintenance advance, even parking was charged extra as 'mandatory upgrades'. I felt completely cheated. A broker might have at least warned me about these things upfront, even if they took a cut.
Haan, it was 'Prestige Estates' (fictional name, of course). They had a project near Badshahpur. Their sales team was super pushy. Just be careful with anyone who promises too much too fast. Always get everything in writing, down to the last rupee.
