Looking at Sector 44. Anyone living there? How's the water supply situation *really*? And is it safe at night, specially for women? My parents are worried, honestly.

Overall, Sector 44 is a good location, but do your homework. Water, safety, builder reputation – check everything thoroughly. Don't just go by the brochures.
Rising interest rates are making it tougher to buy now. So be sure before you commit. EMI will pinch!
Also, factor in the cost of living. Noida is becoming expensive, especially with school fees and all. Think long-term.

Which society are you looking at? That makes a HUGE difference. Some are much better managed than others.

True that! Some societies have active resident welfare associations (RWAs) that address issues promptly. Others are just... absent.
I bought a flat there 2 years ago. Paid a premium for a corner unit. Abhi tak possession nahi mila! Builder ne phir se date extend kar diya lol. Anyone else facing this?

Anyone know if the new metro line is impacting prices in Sector 44? Heard Phase 2 is supposed to connect it directly.
U12, prices have already gone up a bit because of the metro news. Investors are betting big on future connectivity. Sector 150 ka avg rate 7k/sqft hai abhi, imagine Sector 44 after the metro!
7k in 150? Too much hype, I think. Sector 44 is still a better bet for families. More established.
My parents live there. They've had issues with the security guards sometimes. Not major, but just be aware. Petty theft and all that. Camera installation helps.
Haan exactly, Noida mein yahi problem hai. Security guards are often undertrained and underpaid.

U5 is right. RERA is your friend! Use it, people. It has details about the project and builder.
RERA se kya hoga bhai? Builder toh phir bhi apni manmani karta hai. Mera experience toh kharab raha hai.
U7, at least you have a legal recourse with RERA. Before RERA, we had nothing!

I lived there for 5 years. Water tankers were a regular sight in May-June. But the location is fantastic – close to the metro, market, everything. Safety wasn't a major concern, but I wouldn't recommend walking alone late at night.
Location is definitely a big plus! Sector 18 is just a hop, skip and jump away. But yeah, that water issue...
Sector 44 is decent, but water supply can be a problem in summers. Depends on your block, honestly. Safety-wise, it's generally okay, but always be cautious, especially late at night. Parents are right to be concerned.
Agree with U1, water is an issue. They say there's Ganga jal coming, but kab aayega, Ram jaane! Safety is better than some other sectors, though. Which society are you looking at?
Don't just rely on what people say, check the borewell depth and water table levels yourself. It's public information. Also, ask about the society's water management plan.
Borewell depth? Where do I even find that info? U3 bhai, enlighten us!
U4, you can ask the society's maintenance office. They should have that info. Or try RERA website, sometimes they upload such details.
