Sector 45 — just moved in last month, aur yahan traffic ka scene kuch sahi nahi hai. Dwarka Expressway ka completion kab tak hoga, yaar? Suna hai uske paas wali properties kaafi appreciate hongi. Should one still look at sectors along Dwarka Expressway for investment, ya it's too late for good ROI? Kya lagta hai, delays ka issue rahega ya real appreciation aayegi?

Short-term gains ke liye ab risky lag raha hai, especially with the delays. Apna research bahut thoroughly karna, aur builder ka track record zaroor check karna.
But connectivity toh improve hogi na? I'm looking near **Airport Road (Gurgaon side)** for a 2BHK, but prices are insane. Will DXN completion really justify these prices, ya bubble ban raha hai? What's the current price range per sqft near the expressway?
Bhai, **Badshahpur** side bhi dekho, future mein wahan bhi connectivity aayegi. Abhi thoda affordable hai. DXN ka effect wahan bhi dikhega long term.
Bubble lag raha hai mujhe toh. Builders ne artificially inflate kar diye hain prices.
Market condition abhi mixed hai, bhai. DXN ke paas waali properties mein appreciation aayi hai, no doubt, but for a first-time buyer, entry point high hai. Current rates around the main stretch can be anywhere from 9k to 15k per sqft for decent projects, depending on the builder and amenities. Kuch areas mein over-inflated prices hain, ROI expect karna mushkil hai short-term mein. Long-term mein shayad justified ho, but it's a big 'if' with the current economic climate.
Dwarka E-way pe toh sab bol rahe hain already rates bahut upar chale gaye. Kya ab bhi entry point hai ya sirf builders ka hype hai? Possession dates bhi bahut delay ho rahi hain. Koi latest RERA updates hain kya?
Mere friend ka experience toh bahut kharab raha, 2 saal delay. Abhi tak possession nahi mila usko.
Sahi kaha, bhai. RERA data check karo toh 2023-end ki dates bhi ab 2025 dikha rahe hain kai projects ke liye, aur kuch toh abhi bhi under construction hain. Jaise **Basai** gaon ke paas wale kuch projects ka haal hai. Builders toh bas booking le rahe hain aur date extend karte jaa rahe hain. Careful rehna padega, especially if you're on a tight schedule.
