Sector 45 RWA – is it actually worth the cost?

Finally fed up of renting and seriously considering Sector 45. Visited a couple of apartments near the metro, seemed decent. But the maintenance charges are insane! Like ₹3 per sqft? Seriously? My landlord raised rent again, so I'm trying to do the EMI vs rent math, but these hidden costs are killing me. Is the RWA in Sector 45 actually doing anything useful for that kind of money? What all is even included? Heard some stories about them not being effective at all. Anyone living there, please share your experience. What am I actually paying for? Is it worth it, or are they just looting residents? Should I look somewhere else?
