Spent the whole Sunday checking out options in Sector 45. I work in real estate but for my own place, it's a different ball game. Builders ki marketing spin samajh aa jaati hai, but actual deal kya hai, that's tricky. Visited a Suncity project there. They're really pushing construction-linked payment plans for a 3BHK, quoting around ₹2Cr. Honestly, not sure if that's smarter than a higher down payment. My main worry is project delays. Agar project late hua toh EMI aur rent dono ka burden. Is a spot discount even possible if I offer a bigger lump sum? Builders often say 'no-price-drop' policy. Has anyone managed to get good spot discounts recently in Gurgaon, especially in these high-demand sectors like 45? Kitna push kar sakte hain?

₹2Cr for a 3BHK in Sector 45, that too Suncity? Bhai, price toh high lag raha hai, even for that area. And CLP is a huge trap if the builder delays. Been there, seen that with my relatives. What's the per sqft rate they're quoting?
Totally agree! Prices are just insane these days. My budget is ₹1.5Cr max, and I feel like I'm not finding anything decent. Did you check any other sectors around,
