Definitely U10. Lots of parks, good schools nearby, and relatively safe for kids to play. I have kids and I feel comfortable here.

Hi U1, I live in Sector 46. Safety is generally good, especially near the main roads. There are security guards in most societies.
Connectivity to the metro is decent. The Noida City Centre metro station is the closest, but you'll probably need an auto or e-rickshaw to get there. It's about 10-15 mins.
Price appreciation has been okay, not phenomenal. Other sectors closer to the expressway might see better returns. But 46 is more established and peaceful.
