Sector 46 Noida: Investment or Living? Kya opinion hai?

Hi everyone, I'm thinking of buying property in Sector 46, Noida. What's your take on the area for investment purposes? Property prices are decent, but will they appreciate much? Kya ROI milega? Also, how's the connectivity? I heard it's well-connected, but has anyone experienced traffic issues getting to Delhi? I'm also considering the nearby amenities - schools and hospitals. Which schools are good in the area? And how about safety and security? Is it a safe place to live for families? Mujhe advice chahiye. Which one is better, Sector 46 or a different sector? Thanks!
