Okay, I'll say it. Sector 46, Noida – is it *actually* that great? Everyone talks about the peaceful vibe, but what about the water situation? My parents keep saying it's prime location. Investment potential sahi hai kya? Or am I missing something? Change my mind. Batao yaar!

The new metro line extension will definitely impact property prices in the long run. Keep that in mind.
Ultimately, it depends on your priorities and budget. Sector 46 is a decent option, but not without its drawbacks.
So, @U1, what did you decide? Sector 46 or something else?
My parents live there. Water issue is real, but manageable. They have a water harvesting system in their society, which helps. Location wise, it's unbeatable. Everything is close by.
Sector 46 is good, but overpriced IMO. You can get better value for money in other sectors, especially if you're looking at resale.
Thanks everyone for the insights! So, mixed bag it seems. Will definitely do more research and visit the area myself.
Don't forget to check the crime rate in the area too. That's something often overlooked.
Bhai, Noida Extension mein rate kam hai, but infrastructure is still developing. Sector 46 is established, that's the trade-off.
Sector 46 is good for families, especially if you have young kids. Parks and schools are nearby. But for young professionals, maybe something closer to the IT hubs would be better.
What's the current average rate per sq ft in Sector 46? Anyone have recent data?
Last I checked, it was around 6500-7500 depending on the building and floor. But rates are rising like crazy these days.
Honestly, I think Sector 46 is coasting on its past reputation. There are better options available now, especially with the new metro lines opening up.
Check the RERA registration number of the project. That's the first thing you should do. Don't trust anything else.
Investment potential? Depends on your timeframe. Short term, maybe not. Long term, definitely. Land value toh badhega hi.
Water situation is block specific. Some blocks have better drainage than others. Talk to residents living there before making a decision.
Don't just listen to people. Go there, talk to the guards, the kirana store owners. They'll give you the real picture.
Mera personal experience: I bought a flat in Sector 46 in 2018. Peaceful tha, but the builder promised a lot of amenities that never materialized. Ab RERA mein case chala raha hai. Be very careful about the builder's reputation.
Which builder? Name and shame! We need to be aware.
RERA mein complaint file karne ka process kya hai? I'm facing similar issues in Sector 75.

Bro, you're not alone. I've heard mixed reviews too. Peaceful hai, that's true, but water logging during monsoon is a real issue. Investment, I'm not so sure anymore with the way prices are going up everywhere.
Exactly! Peaceful is great, but paani mein boat thodi chalani hai! We need functional infrastructure.
Sector 46 mein rehta hoon since 2010. It was great, quiet. Ab construction itna hai, traffic bhi badh gaya hai. Investment-wise, it's appreciated, but not as much as other sectors.
Prime location definitely. Close to everything, metro connectivity achi hai. But water situation is a valid concern. Check the specific block you're considering.
