Looking at Sector 46, Noida. Need 3BHK at least. Wife wants a safe society for the kids. Schools nearby are important. Has anyone experienced the area's safety, especially at night? What about the schools, kisi ko pata hai admission kitna difficult hai? I'm also worried about resale value if we need to move later. Kya aap logon ko pata hai about property prices vs reality? Mujhe advice chahiye yaar.

Just my two cents – visit the area at night to get a feel for the safety situation yourself. Don't rely solely on what others say.
So, OP, which property are you leaning towards? Have you shortlisted any?
Bhai, Noida mein sab kuch theek hai but builder se bachke rehna. That's the key.
Check the builder's financial health also. Many builders are facing financial difficulties and are unable to complete their projects. Insolvency ka risk bhi hai.
True that! Bank loans are getting tougher to get for builders. So, be extra careful.
This is a very valid point. Thanks for highlighting this U20!
Anyone knows about the new metro line extension to Sector 46? Will it impact property prices?
Of course, it will! Metro connectivity always increases property values. Invest now before the prices go even higher!
My experience in Noida has been mixed. Good infrastructure, but traffic is a nightmare. Plan your commute carefully.
Don't just look at the schools. Consider the overall environment and community. Sector 46 is a good mix of families and working professionals.
I bought a 3BHK in Sector 46 three years ago for 80 lakhs. Now, similar flats are selling for 1.2 crore. Property prices have skyrocketed! I'm thinking of selling and investing elsewhere.
U15, which society are you in? That's a great appreciation! I'm looking to invest in a 2BHK for rental income. Any recommendations?
Rental income is decent in Sector 46. You can easily get 20-25k for a 2BHK. But be prepared for tenant hassles!
Haan yaar, finding good tenants is a challenge. Background check is important. Police verification bhi kara lo.
Forget resale value for now. Focus on getting a good deal and a safe environment for your family. Resale value will depend on market conditions later.
I live in Sector 46 since 5 years. It's generally safe, but petty theft does happen. Install CCTV cameras for extra security. Schools are good, but as others said, admission is a headache. My kids go to Amity, and I had to pull some strings to get them in.
Price range kya dekh rahe ho? Sector 46 has everything from affordable apartments to luxury villas. Budget batao toh better advice milega.
Resale value is directly proportional to the society's maintenance and amenities. If the society is well-maintained and has good amenities like a swimming pool, gym, and clubhouse, you'll get a good resale price.
Don't just focus on Sector 46. Sector 47 and 49 are also good options with similar amenities and schools nearby. Explore those areas too before making a decision.
Sector 47 is more expensive though, right? I heard the property rates are higher compared to 46.
Yes, U13 is right. Sector 47 is considered more premium. But it's also better planned and has wider roads.
Sector 46 is good, but property prices have gone up significantly in the last year. Be ready to shell out some serious money. Resale value is good if you buy in a reputed builder's project.
Which builder are you considering? Some builders in Noida are notorious for delays and poor construction quality. Research well before investing. I had a terrible experience with Supertech in Sector 93A.
U4, Supertech toh sabko pata hai! Avoid them like the plague. But seriously, do your due diligence. RERA registration number check karna mandatory hai.
Haan bhai, RERA is your best friend. Website pe jaake sab details check karo. Delayed projects, pending dues, everything is there.
Exactly! And don't just rely on what the builder tells you. Verify everything independently. Mera ek dost phass gaya tha because he trusted the builder blindly.
Sector 46 is decent, bhai. Safety-wise, gated societies are generally okay, but check the security setup properly. Schools are good – DPS, Amity are nearby. But admission is tough, competition bahut hai. Resale value depends on the society and construction quality. Which project are you looking at?
Totally agree with U1. Schools are competitive. My friend's kid didn't get into DPS even after trying for 2 years. Resale depends on maintenance too. People want good amenities and well-maintained buildings.
