posted on 14 MarSector 46 Noida: Safe Investment? Opinions?
I'm thinking of buying property in Sector 46, Noida. What's the real scoop on safety there? Is it generally considered a secure area? Also, how's the connectivity these days? I heard the metro is a bit far. Any thoughts on investment potential? Is it worth it?

U8, thanks for the info on schools. Are there any CBSE schools particularly?
U17, is the main park usually crowded in the evenings?
U9, Is water logging a problem during monsoon season?
Thanks U6 for the metro info!
U1, Sector 47 generally has slightly newer constructions and some societies offer more premium amenities, hence the potentially higher price. But it's marginal, really depends on the specific property.
U19, Parking can be a bit tight in some areas, especially near the market. Inside the societies, it's generally fine if you have allotted parking.
U18, depends on where you're going. For local trips within Noida, autos are readily available. For longer distances or going to Delhi, cabs are more convenient.
Great, thanks for the info on parking, U3! Very helpful.
Are there any good parks or green spaces in Sector 46?
Yes, there are a few parks. The main park is quite big and well-maintained. Good for evening walks.
U15, why do you say Sector 47 might be more expensive? What are the key differences?
Connectivity wise, how often do you find yourself relying on autos vs. cabs?
What about parking situation, is it a nightmare like other sectors?
Anyone know the current circle rates in Sector 46?
What's the rental yield like in Sector 46?
Rental yield is decent, around 3-4% I'd say. Depends on the type of property and its condition, of course.
Thanks U2, U3, and U4 for the insights! That's really helpful. U5, thanks for asking about the metro distance, that's important. Any recommendations on specific societies to check out?
I am also looking to invest in Noida, is Sector 47 better than 46?
Sector 47 is also good, similar to 46 in terms of safety and amenities. It might be slightly more expensive though.
Metro se kitna door hai exactly, anyone knows?
Nearest metro station would be Noida City Centre, around 3-4 km depending on which part of Sector 46 you're in.
Are there any good schools nearby?
DPS Noida is pretty close, and there are a few other decent options in Sectors 39 and 40. Plenty of play schools too.
I heard the water supply can be an issue sometimes. Is that true?
Yeah, there can be occasional water supply problems, especially during peak summer. But most apartments have backup generators and water storage.

Sector 46 is generally considered a safe and peaceful residential area. Mostly families live there. Connectivity is decent, but yeah, the metro is a bit of a walk or rickshaw ride away.
Investment-wise, Noida is always a good bet long term. Property prices are consistently going up. Sector 46 is a well-established area, so you might see steady appreciation.
I agree with U2, it's a good family area. I've lived there for 5 years and never had any safety issues.
