Sector 46 mein property lene ka soch raha hoon. Has anyone experienced the water supply situation there? Municipal water kitna reliable hai? Also, what about the resale market? Can you easily sell if needed, and at what premium or discount? I'm looking for a good ROI, but not sure if it's the right area. Kya aap logon ko pata hai? Mujhe advice chahiye yaar.

Overall, Sector 46 is a decent place to live, but don't expect a huge ROI. Focus on the livability and convenience.
Did you finalize anything, U1? Which property are you leaning towards?
Check amenities completion before booking, I made that mistake in my first property.
ROI ke liye toh commercial property dekho. Sector 18 or 16 mein, but prices are high.
What's your budget and what kind of property are you looking for? That will help us give you better advice.
Builder ne phir se date extend kar diya lol. Classic Noida move.
Be careful, some builders in that area have a bad reputation for delayed projects. Do your research thoroughly.
I heard the metro extension is coming closer to Sector 46. That might improve the resale value in the future.
That's true! The new metro line will definitely boost property prices in the area.
I live in Sector 46. Water supply is erratic, but manageable. The location is great, close to markets, schools, and the metro. That's why I chose it.
Don't expect a quick resale. The market is slow right now. Rising interest rates are dampening demand.
Check the RERA registration of the project you're interested in. Delay hone ke chances kam ho jaate hai.
RERA is just a piece of paper, bhai. Builders still delay projects all the time. Mera bhi experience tha, 2 years ago.
Sector 46 is good for families. Peaceful area, but ROI might not be the best.
Water situation is a hit or miss. Some blocks are better managed than others. Check with residents of the specific society you're interested in.
Resale mein premium toh bhool jao. Discount pe bhi mushkil se bikega, unless it's a really good property in a well-maintained society.
Municipal water ka toh bharosa hi nahi hai Noida mein. Always have a backup plan.
True that! Tanker mafia is thriving here, unfortunately.
Aur quality bhi toh dekho. So much chlorine! RO is a must.
Which society are you looking at specifically? That makes a big difference. Some societies have better water management than others.
Bhai, Sector 46 is a decent area, but water supply can be an issue, especially during summers. Resale market is okayish, don't expect a huge premium. ROI depends on the property and your holding period.
Exactly! Water is a big problem in most of Noida, not just 46. You need to factor in the cost of water tankers or a good RO system.
ROI chahiye toh Sector 150 dekho. New projects are coming up, better infrastructure. But 46 is more established.
Sector 150 is too far, yaar. Daily commute is a pain. 46 is much more central.
Haan, location is key. 150 is good for investment, but living there daily... sochne wali baat hai.
I bought a flat in Sector 46 five years ago. Water pressure is low, especially on higher floors. Resale value has appreciated, but not significantly. Maybe 10-15% in 5 years.
