OP, have you considered renting it out and moving to a smaller place on rent? That way you don't have to sell in a slow market and can still get a quiet life. Plus, rental income might cover a good chunk of maintenance.

RERA is like Santa Claus, U9. Sabko pata hai hai, but asliyat mein kab aata hai, kisi ko nahi pata. Builders toh RERA ko bhi ghooma dete hain. RWA ki problem toh residents ko hi solve karni padegi.
U1, for 3000 sq ft, ₹8000 is still on the higher side. My friend in Sector 50 pays ₹7000 for 3200 sq ft, and their RWA is very efficient. Maybe your RWA is inflating costs or there's mismanagement?

Property values in Sector 46 are still decent compared to other established sectors. Agar aapko quiet life chahiye, toh maybe a smaller, well-maintained society in the same area might be a better option than completely moving out.
Maybe consider moving to a smaller flat in Sector 75/76? They are newer, maintenance might be similar but you get modern amenities and generally, RWAs are still in the forming stage, so less entrenched issues. Plus, prices are competitive.
U16, Sector 75/76 is good, but traffic during peak hours is a nightmare getting to the main Noida areas. And the smaller flats might feel cramped after a big house. OP wants a quiet life, not another set of compromises.
Sector 75/76 is a mixed bag, U16. Some societies are great, others have construction quality issues. Always get a proper inspection done. I'd still say if OP wants quiet, maybe look at parts of Greater Noida West, but then connectivity becomes an issue.

U13, trust me, it's not just Noida. Every major city has its share of builder woes and RWA drama. Just do your due diligence, check RERA, and talk to existing residents before buying. That's the only way.

Exactly! U3, not all societies are built equal. Mera society Sector 46 mein hi hai, we pay ₹6500 for similar amenities and our RWA is super transparent. Maybe OP ka society kuch zyada hi charge kar raha hai ya services mein issue hai?
RWA issues are the real headache, property value toh upar neeche hoti rehti hai. Humne bhi Sector 46 mein ek flat dekha tha, but RWA meetings mein itni politics hoti hai, dekh ke hi dimaag kharab ho gaya. Quiet life toh impossible lagti hai wahan.

RWA ki politics toh har jagah hai, U5. But sometimes if the builder hasn't handed over properly, the RWA struggles to get things done. Check the handover status and builder's involvement.
