Sector 49: Is rent or EMI the better deal?

Just moved into my new flat in Sector 49 last month. EMI is killing me! Has anyone done a real rent vs buy comparison lately? Honestly not sure if I made the right choice. Kya lagta hai, is Noida Extension better for ROI right now? Heard JKG Constructions has some good projects there. Anyone invested in under-construction property? How risky is it, tbh? I'm worried about possession delays. Should I have considered that before?
