Sector 49 Noida: RWA maintenance charges are insane!

Is anyone else in Sector 49 dealing with crazy high RWA maintenance charges? I'm currently in a 2BHK here, thinking of upgrading to a bigger 3BHK, maybe even a villa. But the maintenance quoted is making me rethink everything. Like, seriously, 8k-10k per month for a 3BHK? What are they even doing with that money? Already have a home loan, so this extra expense is a big deal. Heard some buildings have better RWA, but how to find out before buying? Is the price jump to a villa worth it if half of it goes to maintenance? Koi batao yaar, what's the real deal? Anyone else facing this issue?
