Did a site visit to Raheja Universal in Sector 50 last weekend. Looking for a 3BHK for my kids' school admission next year, wife ka priority safe neighborhood hai. They quoted a great base price for a 3BHK, but super area itna zyada tha, carpet area bahut kam laga. Matlab, is it normal to see such a big difference in Chandigarh projects? It feels like they're inflating numbers. Also, stamp duty and registration ka final cost kitna upar jaata hai? Builders bas base price dikhate hain, but all-in cost mein kitna difference aata hai? Koi bata sakta hai ki yeh super area ka kya scene hai aur hum kitna negotiate kar sakte hain total cost par?

Totally relate to this, bhai! Main bhi Sector 50 mein hi dekh raha hun aur yeh super area ka chakkar toh sab jagah hai. Raheja Universal ka toh suna hai ki common areas mein bahut space dikhate hain. Mera friend Mullanpur Garibdass mein ek project dekh raha tha, wahan bhi same issue. Base price attractive lagta hai, but jab total cost calculate karte hain, toh budget hil jaata hai. Kitna % extra lag jaata hai all-in cost mein after stamp duty and all other charges, koi clear idea de sakta hai kya? Builders yeh sab chhupate kyun hain
