Sector 51: Flats vs. Plots – Which is Easier to Rent?

I'm based in Dubai and looking to invest in Noida. Sector 51 seems decent. Not sure if I should buy a flat or a plot for building. Renting it out is the main goal. Plots could give better ROI eventually, but finding tenants might be harder, right? What's the rental demand like for each? Plus, I'd need a property manager either way. Which is easier to manage remotely, flat or independent house? What do you think?
