Sector 51 Noida: Upgrading - Is it worth the premium?

I'm currently in a 2BHK in Sector 51, thinking of upgrading to a 3BHK or maybe even a villa. Prices have shot up though! Is the price jump really worth it? Already have a home loan, so EMI will increase. Also, what's the water situation actually like? Heard mixed things. Has anyone experienced waterlogging during the monsoon? Mujhe advice chahiye yaar. Is Sector 51 worth the premium now?
