Sector 51 rental yields: are they actually worth it?

Okay I'll be honest - I'm based in Dubai and trying to invest in Noida. Sector 51 seems decent, but I'm worried about the tenant profile. Are we talking mostly families, or is it all bachelors sharing flats? Also, how reliable is the water supply really? I can't do a site visit myself. Is it all tanker mafia, or is there municipal water available? Need a property manager, power of attorney sorted. What does the community think?
