Sector 55 property prices - worth the hype?

Spent last Sunday checking out 3BHK options in Sector 55. I'm currently in a 2BHK nearby and thinking of upgrading. The prices seem pretty high, tbh. Like, almost touching villa rates in other sectors. Is the price jump worth it just for the location? Already have a home loan, so EMI will definitely increase. Heard water supply can be an issue during summers. Anyone facing regular tanker dependency? Also, what's the real deal with resale? Can you easily sell if needed, and at what premium? Not sure if I'm missing something, but the prices seem inflated. Am I the only one who thinks so?
