I'm based in Dubai and planning to invest in Noida. Been looking at Sector 59, but honestly not sure about the noise levels. Is it really that bad with the industrial area nearby? Also, how reliable is the power supply there? Can't do a site visit myself, so relying on your experiences.

My two cents: Sector 59 is good for commercial investment, but not ideal for residential if you value peace and quiet. There are much better options available in Noida now.
Don't forget to factor in the maintenance charges, U1. They can be quite high in some societies in Noida.
Haan yaar, maintenance charges are a killer. Especially if the society has a lot of amenities you don't use.
Just remembered, a friend of mine sold his flat in Sector 59 last year because of the water logging during the monsoon. Might want to check that too, U1.
Honestly, with 1.5 Cr budget, you have plenty of options in better sectors. Explore sectors along the metro line - you'll get good connectivity and a better living environment.

I was considering Sector 59 too, but the constant truck movement and the noise from the factories put me off. Ended up buying in Sector 78. Much happier here.
Has anyone checked the air quality index (AQI) in Sector 59? With the industrial area, I suspect it's not great.
AQI is definitely a concern in that area, U17. Especially during winters. I wouldn't recommend it if you have respiratory issues.

What's your budget, U1? That will help narrow down the options. Sector 150 ka avg rate 7k/sqft hai abhi. You might find something good there if you're looking for peace and investment.

Totally agree with U1. If you want peace, look at sectors further down the Noida-Greater Noida Expressway like 150 or 152. More green space and less industrial noise.
I'm surprised you're even considering Sector 59 for investment from Dubai. Have you looked at Sector 75 or 76? Better connectivity and more residential focused. Sector 59 is mostly commercial and industrial.
Sector 59 is good for rental income, especially for bachelors working in the surrounding companies. But for your own stay, definitely not recommended if you are looking for peace. Sector 137 might be a better option with all the IT parks nearby.
True that, U5. 137 is expensive now. But still better than 59 in terms of noise pollution and overall environment.
What about the traffic situation in 137 during peak hours? Heard it's a nightmare.
Traffic is bad, U7, but manageable compared to the construction dust and noise in Sector 59.
