Sector 59 Mohali – I'm trying to understand the property price trends for 2026. I'm based in Dubai, so can't really do site inspections myself. Mujhe lagta hai prices already peak par hain, especially for the next 2-3 years. Mohali mein jo jump aaya hai, woh mostly post-Covid demand aur low interest rates ki wajah se tha. Ab interest rates badh rahe hain, toh demand thodi slow ho sakti hai. Is time pe buy karna risky lag raha hai. Wait and watch approach better hai, I feel.
Wait karte karte mere dost ne ek project miss kar diya tha. Builder ne bola tha 2 saal mein possession, ab 4 saal ho gaye hain aur abhi tak kuch nahi. Usne toh almost double price pe khareeda hota agar tab le leta. Risky toh hai, but timing pakadna mushkil hai yaar.

Totally agree! Gurugram market mein bhi yahi haal hai. Prices upar chali gayi hain, ab buyers thoda ruk rahe hain. Mujhe bhi lagta hai correction aayega.
Bhai, you're not alone with these questions. Main bhi first-time buyer hoon aur meri bhi same confusion hai. Mohali mein appreciation toh kaafi dikhi hai pichle 2 saal mein, especially near the airport road. Mujhe lagta hai sustainable hai agar infrastructure development aise hi chalta raha. Long-term ke liye I think it's still good, but short-term correction ka darr toh rehta hi hai. Godrej projects ka naam toh achha hai but delivery ka record bhi dekhna padega.
Godrej ka toh pata nahi, but Emaar ke Gurgaon projects mein kaafi delays dekhe hain. My cousin booked in one of their projects near Badshahpur, Gurgaon, aur 2 saal late mila possession. Bhai, NRI ho toh aur dikkat hoti hai follow-up mein. Legal clarity ke liye toh pehle se hi sab papers check karwa lo, builder ke past projects ki history bhi dekh lo. Sirf brand name pe mat jao.
