₹90 lakh mein 3BHK mil raha hai, but is it worth it? My wife's priority is kids' school admission nearby. Heard Amity is close, but traffic ka scene kya hai? Sector 59 mein safe hai na for the children? Any insights would help!

So, did you finalize anything, OP? Which project are you considering? We can give you more specific advice if you share the details.
Don't rush into it. Property rates are rising, yes, but take your time and do your due diligence. A bad decision will cost you a lot more in the long run.
My friend bought a flat in Sector 78. Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila. Be very, very careful.
Sector 59 is okayish, but I'd recommend looking at sectors further down the line - 7x, 118, 120. Better planned and more modern.
90L for 3BHK sounds like a resale flat to me. Check the age of the building and the condition of the flat. Old buildings often have maintenance issues.
Overall, Sector 59 is a decent option for families, but do your homework. Check the builder, the project's amenities, the traffic situation, and the school admission process. Good luck!
I heard the new metro line extension will improve connectivity to Sector 59. That might be a factor to consider. But it's still under construction, so don't expect immediate benefits.
My cousin lives in Sector 59. He says the main problem is parking. Limited parking space, especially for visitors. Something to keep in mind if you have guests often.
Parking is a problem everywhere in Noida yaar! Even in newer sectors. It's a poorly planned city in many ways.
I'd say visit the society during peak hours – morning and evening. See the traffic situation for yourself. Don't rely on what others say. Everyone's experience is different.
Also, check the floor. Lower floors might have noise issues, especially if it's facing the main road. Higher floors might have better views, but could be hotter in summer.
Haan, exactly! Plus, lower floors are more prone to mosquitoes. Consider all these factors.
Traffic near Amity is terrible. But Sector 59 itself is generally safe. My parents live there, and they haven't faced any issues. But as someone said, visit at night to get a feel.
Don't just focus on the price. Think about the long term. Resale value, maintenance charges, amenities... these things add up. Is it a good investment overall?
Totally agree. Maintenance charges can be a killer! Some societies charge ridiculously high amounts.
Bhai, Sector 150 mein toh abhi 7k/sqft chal raha hai average rate. Sector 59 is much cheaper, but there's a reason for that. Consider the location advantages of Sector 150 - better connectivity, green spaces, etc.
Bhai, 90L mein you can probably find something decent in Sector 7X also. Better schools and less congested. Have you considered that?
Which school are you targeting? DPS, Apeejay, Amity... the admission process is competitive. Distance is just one factor. My friend couldn't get her kid into DPS even though they live in Sector 30!
Exactly! Admission is a bigger headache than distance. Check the school's criteria first.
I bought in Sector 50 three years ago. I regret not doing more research on the builder. Possession delayed by 18 months! Make sure you check their track record.
Possession mila kya? That's the biggest question these days. Builders promise everything, but deliver nothing. RERA complaint file karo if delayed.
Haan bhai, RERA is the only way to get them moving. I filed a complaint last year, and finally got possession after 6 months.
RERA mein bhi time lagta hai yaar. Patience is key. But definitely file it if there's a significant delay.
90 lakh mein 3BHK Sector 59 mein? Sounds too good to be true bhai. Check the builder's reputation thoroughly. Amity is close, true, but traffic during school hours is a nightmare. Safety-wise, it's generally okay, but you can't be too careful anywhere these days.
Exactly! Sector 59 is decent, but 90L for 3BHK is sus. Which project is it? Builder ka naam batao, U1.
Haan, I agree with U1. Check the RERA registration and completion certificate. Don't just go by what the builder says.
Traffic is a HUGE issue near Amity. My office is in Sector 62, and I dread the commute every day. Consider the travel time seriously, especially with kids.
Sector 59 is relatively safe, yes. But 'safe' is subjective. I would advise visiting the area at different times of the day and night to get a feel for it yourself.
