Visited a few 3BHK flats in Sector 59 last week. My wife's priority is a safe area with good schools nearby for the kids' school admission. I'm looking at two properties: one near the metro, another a bit further inside. The one further inside is cheaper, but I heard mixed things about water supply. Is it true that some areas rely heavily on tankers? Honestly not sure if I can deal with that hassle. The other option seems better connected. Also, how are the power cuts? Need to know if inverters are absolutely essential. Both societies seem decent for families. Which property should I choose considering water and power? What are your experiences? Any insights would be helpful!

Ultimately, it depends on your priorities. If water and power are non-negotiable, go for the metro-connected property. Otherwise, investigate the water situation in the other society thoroughly. Good luck!
Whatever you decide, get everything in writing. Don't rely on verbal promises. Builder log bahut chalak hote hain.
Has anyone checked the air quality in Sector 59 recently? With all the construction going on, it can get pretty bad. Especially for kids with allergies.
Don't forget to check the parking situation. Do they have enough covered parking for all residents? That's a major headache in many societies.
RERA registration number check karo before anything else. Then look at the water situation. Don't fall for sweet talk from the sales team. They'll say anything to close the deal.
So, OP, which property are you leaning towards now? Based on the comments, metro wala seems to be the better option, despite the slightly higher price.
Power cuts are a Noida staple. Get a good inverter. Water situation is tricky. Ask for the actual water bill for the last 6 months. That will give you an idea of how much they are relying on tankers.
Which floor are you looking at? Higher floors often have lower water pressure. That's something they definitely won't tell you during the site visit. Mera bhi same experience tha 2 years ago.
Sector 59 is great, but remember property rates have shot up recently due to the new metro extension. Don't get swayed by the hype. Compare with similar properties in Sector 62 and 63 before making a decision.
Metro ke paas wala is a no-brainer. Saves you so much time and hassle. Water tanker ka tension nahi chahiye. Think long term. Schools are important, but connectivity is crucial too.
U17, Exactly! And think about the pollution near the metro. It's a trade-off.
U17, Agreed! Metro connectivity is a huge plus. Plus, resale value will be better in the long run.
U17, But how much extra are we talking about? Sometimes the price difference is just not worth it.
U6, It depends on the size of the society and the capacity of the harvesting system. Some societies are doing a decent job, others are just ticking a box for environmental compliance. Ask for data! Don't just take their word for it.
U6, Depends yaar. My friend lives in Sector 75 and their rainwater harvesting is pretty good. But Sector 59 ka idea nahi hai. Check with the RWA. They will tell you the truth.
I bought a flat in Sector 59 three years ago. Water was a HUGE problem initially. Tanker mafia was thriving. But things have improved slightly since then. Still, I wouldn't recommend relying solely on the municipal supply. Inverter is a must, no question about it. Consider the maintenance charges too, some societies charge a bomb!
U9, Which society are you in? And what's the maintenance like now? Lakhs mein toh nahi hai na?
U9, Three years ago rates were much lower right? What's the appreciation been like in your area?
U9, Agreed. Maintenance charges are crazy high in some societies. They'll promise you the moon and then charge you for everything!
Bhai, check the builder's RERA registration. Delay hua toh you can at least file a complaint. Don't just go by the marketing brochures. Sector 59 is good for families, but do your homework.
Metro ke paas wala is always better, especially if connectivity is a priority. Water tanker dependent areas are a pain. Imagine, no water in the morning when you have to get the kids ready for school! I'd pay a bit extra for peace of mind.
U3, sahi baat hai. Morning mein paani nahi toh pura din kharab. Which metro station are we talking about? Sector 61 or Noida City Centre wali side?
U1, Agreed about the inverter. Noida mein power cuts are unpredictable. But water tanker problem is worse in summers. I've heard some societies are managing better now with rainwater harvesting. Worth checking that out.
Rainwater harvesting? That's a good point U5. But how effective is it really? Does it cover the entire society's needs during peak season?
Sector 59 mein water tanker ka scene toh hai bhai. The closer you are to the main road, the better the supply. Inside wale areas mein problem hoti hai. Power cuts bhi hote hain, inverter is a must, especially during summers. Which builder are you looking at?
Safe area with good schools? Sector 59 is definitely a good choice for that. But water is an issue. You're right to be concerned. Check the society's borewell capacity and water storage. Ask existing residents, they'll give you the real picture.
