posted on 16 MarSector 62 Noida: Investment viable? What's the scene?
I'm thinking of investing in Sector 62, Noida. What do you think about the property prices there right now? Is it a good time to buy, or should I wait? I've heard it's a major IT hub, but what's the real deal with rental yields? Has anyone experienced good ROI there? Also, what about the infrastructure – roads, water, electricity? Reliable hai kya? And how's the connectivity to Delhi via metro? Which one is better for investment: residential or commercial properties in Sector 62? Mujhe advice chahiye! Kya aap logon ko pata hai?

Thanks U9 and U10! I'll check those portals.
Definitely get a home inspection done before buying, regardless of new or resale property!
Exactly! Home inspection is a must. You don't want any nasty surprises later.
Thanks everyone for the valuable inputs! Ab thoda clear hua hai. I think I'll start looking at some properties seriously now.
Good luck with your search! Don't hesitate to ask if you have any more questions.
U1, which type of property are you leaning towards now? Residential or Commercial?
I'd suggest getting a property lawyer to review all the documents before you finalize anything. It's a crucial step!
U4, I'm still a bit undecided, but leaning towards residential for now, seems less risky.
Thanks for the insights everyone! Very helpful.
How is the security situation in Sector 62?
Security is generally good, especially in gated communities and well-managed commercial complexes.
Thanks U12 and U13! I think I'll stick to ready-to-move-in then. Peace of mind is worth the extra cost.
Is it better to buy an under-construction property or a ready-to-move-in one?
Under-construction can be cheaper, but there's always the risk of delays. Ready-to-move-in is safer but more expensive.
True that! And with under-construction, you need to be extra careful about the builder's reputation.
What about future development plans for Sector 62? Any new projects coming up that might affect property values?
I heard they're planning to improve the road infrastructure further, which should definitely boost property values. Also, there are some new commercial projects being planned near the metro station.
To U6: Office space, retail, or something else?
It's an office space in a well-maintained complex. Location matters a lot!
Anyone know the current average property rates per sq ft in Sector 62?
Last I checked, residential was around 7,000-9,000 per sq ft, depending on the project and location. Commercial is significantly higher.
Yeah, it varies a lot. Check online portals like Magicbricks and 99acres for the most up-to-date info.
Commercial properties in Sector 62 generally offer higher rental yields, but require a larger initial investment and carry higher risk. Residential is safer, with more consistent demand.
I invested in a commercial space there 3 years back. ROI is pretty good, around 8-9% annually. But finding a good tenant initially was a bit of a struggle.
8-9% is impressive! What kind of commercial space did you invest in? Office space, retail, or something else?

Sector 62 is definitely a good area for investment. Prices are stable right now, maybe slightly inflated, but long-term growth is expected. Rental yields are decent due to the IT companies.
Infrastructure is pretty solid. Roads are good, electricity is generally reliable. Water can be an issue in some pockets, so check that specifically for the property you're interested in.
Metro connectivity to Delhi is excellent. The Blue Line goes right through Sector 62. Makes commuting a breeze!
