Sector 62A: Investment potential is seriously overrated

Since January I've been tracking Sector 62A. Honestly not sure about the hype. Everyone says it's great for rental yield because of all the offices. But the data shows the ROI isn't that great compared to other sectors. Plus, the traffic during peak hours is a nightmare. I've seen it myself, it's crazy. Metro connectivity is good, true, but last mile connectivity is an issue. Auto walas charge whatever they want. I'm thinking resale value won't be as high as people expect. Too many new projects coming up. Is it really worth investing here? Or should I look elsewhere in Noida? What are your experiences? Tell me your opinions, especially if you've lived there. I've seen this pattern before, hype fades quickly.
