Finally fed up of renting in Delhi. Landlord raised rent *again*. Seriously considering buying in Sector 62A, Noida. Been looking at two options near the Electronic City metro. One is a resale flat in a society that's like 10 years old, OC received, less EMI. The other is with builder Godrej, under construction, PLC charges extra, might face possession delay. But new construction, better amenities, blah blah. I heard water supply in 62A is kinda iffy, especially in older societies, dependence on tankers. Godrej assures 24/7 water, but who knows, right? Honestly not sure what to do. Which would you pick and why? Also, any 62A residents, what's the real water situation?

Before you finalize anything, get a lawyer to review the sale agreement and RERA documents. Small investment, big peace of mind.
I'd say visit both properties multiple times. Talk to residents. Get a feel for the place. Then decide. Don't rush.

Current market mein rates are rising. Delay karoge toh aur bhi mehenga ho jayega. Take a calculated risk.
I live in Sector 62 (not 62A, but close). Water is definitely a concern, but not as bad as some people make it out to be. Tanker dependence is there, but manageable.
One more thing, check the builder's track record on project completion timelines. Delayed projects are very common in Noida.

If water is your primary concern, maybe look at societies near the Ganga water pipeline. Sector 7x is getting better water supply now.
Which floor are you getting in the resale flat? And what's the asking price? That matters a lot.

Bhai, resale mein you can see what you are getting. Under construction mein, it's all promises and brochures. I'd go for resale, personally. Less headache.
Don't just focus on water. Check the society's maintenance charges, parking situation, and security arrangements in the resale flat.
Godrej ka project toh premium hoga. But premium price bhi toh hoga! Is it worth the extra cost?
Godrej is a good brand, but even they can't control external factors affecting water supply. I'd prefer a known devil (resale) over an unknown one.
Sector 62A is prime location, metro connectivity is a big plus. But water is a genuine concern. Has anyone tried rainwater harvesting in their societies?
Rainwater harvesting is good, but not enough to solve the entire problem. Ground water level is too low.
I bought in Sector 63, next to 62A, 3 years ago. Water was a HUGE problem initially. Now, it's manageable with better management and some borewell recharge initiatives.
Builder ka RERA registration number check karo. And visit the site multiple times, different times of the day, to assess the water situation yourself.
PLC charges are a scam! Negotiate hard on those. They add up to a significant amount.
Sector 62A ka water issue is real, bhai. Older societies mein toh tanker mafia chalta hai. Godrej ka promise toh sab karte hain. I'd say check with current residents of that older society. Unse sach pata chalega.

Under construction mein risk toh hai. Possession late hua toh rent bhi jayega, EMI bhi. Double whammy!
