Okay I'll be honest—I'm rethinking Sector 63A. Everyone said it's great for connectivity because of the metro. But the last mile is a pain! Also, I’m hearing about waterlogging issues during the monsoon. Is it really as bad as people say? Should I look elsewhere?

Forget 63A. Sector 150 is the place to be! Greenery, open spaces, and better planned infrastructure.

U14, it depends on the project, but expect to pay anywhere between 6500 to 8000 per sq ft. Negotiate hard!
6500? Where are you getting that rate? Everything I've seen is closer to 7500-8000. Market rates are rising like crazy!
Waterlogging? Seriously? I haven't heard about that. I visit friends there often and haven't noticed anything. Maybe it's just in specific pockets?
Don't listen to the hype. Sector 63A is overhyped, especially considering the price point. You can get better deals in Sector 143 or even Noida Extension.
Sector 143 is far from everything though! Connectivity is much worse than 63A. You're trading one problem for another.
Agreed. 143 is cheaper but you'll spend a fortune on transport. And the roads are terrible.

U11, it's around Rs. 5 per sq ft now! It was Rs. 3 initially. They keep increasing it without any justification.

Bhai, you're spot on. Connectivity is only good if you live RIGHT next to the metro. Otherwise, auto walas will loot you. Waterlogging is a serious issue near the main road.
Exactly! Last mile connectivity is the biggest scam in Noida. They promise you the moon, but reality is different.

I think it depends on your budget and priorities. 63A is still better than many other sectors in Noida Extension. But yes, last mile is a valid concern.
