Sector 63A: Pride Group project, confused about pre-launch

I work in real estate, but buying for myself is totally different, right? I'm looking at a Pride Group project in Sector 63A. Heard good things, but it's pre-launch. The 'early bird discount' looks tempting, but honestly not sure if it's a real discount or just marketing. Anyone bought pre-launch recently? What was your experience? Is it worth the risk of delays and all that RERA stuff? I'm also juggling the rent vs buy thing in my head. EMI feels HUGE. Rental yield in Noida is advertised at like 3%, but is that even achievable? Koi batao, should I just rent for now and wait for the market to settle? Matlab, I'm so confused.
