Spent the whole Sunday checking out options in Sector 68. I work in real estate, so I see through most builder claims, but buying for myself is different. The property prices seem a bit inflated considering the social infrastructure is still developing. Are they justified, or is there room to negotiate? Honestly not sure. Also, what's the water supply situation *really* like? Builders promise 24/7, but off the record, is it mostly tanker-dependent? And what about safety at night? I've heard mixed things. Any residents who can share their experience? Hope this helps someone.

One more thing: check the floor rise charges. They can add up significantly, especially on higher floors.

Jewar airport is still years away! Don't bank on that too much. Focus on the present realities: water, infrastructure, and builder credibility.

U12, Schools are a valid concern. Genesis Global School is good but far. Check out Somerville School in Sector 22. It's a bit of a commute, but worth it.
U12, Amity Global School is another option, but it's expensive. Depends on your budget, yaar.
Don't forget to factor in the upcoming Jewar airport. That's what's driving prices up in the long run. Connectivity will improve drastically.
Safety at night is decent, I'd say. We have security guards and CCTV cameras, but still, be vigilant. It's Noida, after all. I've been living here for 2 years, no major issues so far. Water is the bigger headache.
Water is a HUGE problem. 24/7? More like 24/7 *if* you have a good relationship with the tanker guy. Seriously, enquire about borewell depth and capacity before you commit.
U6, you're scaring me! I'm planning to move there next month. Which society are you in? Is it the same everywhere?
U7, it varies from society to society. Some are better managed than others. Check the maintenance charges carefully - that's usually a good indicator.
U7, don't panic! It's manageable. Just be prepared for the possibility of tanker dependence. Invest in a good water purifier, that's my advice.
Sector 68 is tricky, bhai. Location-wise, it's good, but you're right about the infrastructure. I think prices are definitely inflated. Builders are banking on future potential. Negotiate hard!
Totally agree with U1. Infrastructure is still a work in progress. Water supply is a major concern. Tanker mafia is real, especially in summers. Check the fine print, my friend.
Agreed on inflated prices. I was looking at a 3BHK there last year. They quoted 8500/sqft! For that price, I'd rather go to Sector 150. What projects did you check out, OP?
U3, Sector 150 is also getting expensive now. Avg rate is touching 7k. Depends on the builder, though. Ajnara? ATS? Both are solid options.
