Sector 68, Noida - prices seem high, yaar. I've seen resale flats asking crazy amounts. Is it worth it, considering the infra is still developing? Metro connectivity is okayish. What's the appreciation potential in 3-5 years realistically? Investment karna sahi rahega? Has anyone seen good ROI here? Or am I missing something? Mujhe advice chahiye. What do you think?

My cousin bought a flat there last year. He's regretting it now. He says the maintenance charges are very high, and the facilities are not up to the mark. He's trying to sell it now.

Jewar is far, yaar. It will help eventually, but not in 3-5 years. The real impact will be felt after 7-8 years, I think.

U3, airport impact is already priced in, bhai. Don't expect miracles. 10-15% is realistic, if you're lucky.
I bought a 2BHK in Paras Tierea in Sector 68 three years ago. Paid around 5500/sqft. Now resale is going for 7000+. So appreciation is there, but it's slow. Rent bhi theek thak mil jaata hai.
Sector 68? Bhai, prices are inflated, I agree. Dekho, metro is there, but it's the Aqua Line. Connectivity to Delhi is still a pain. Appreciation in 3-5 years? Maybe 10-15%, max. Depends on the builder too.
