Looking at Sector 68, Noida for a 3BHK. Wife wants a safe society for the kids. How's the actual safety situation at night? Heard mixed reviews. Also, kya kisi ko pata hai about good schools nearby? Distance and quality matter. I'm worried about the resale value later on, though. Any thoughts on long-term investment potential here? What do you think?

Before finalizing, visit the society at night. Talk to the residents, see how active the security is, and observe the overall atmosphere. That's the best way to gauge the actual safety situation.
Sector 68 is okayish. Not the best, not the worst. If safety and schools are your top priorities, explore Sector 50, 51 or even 150. Thoda costly hai, but worth it for peace of mind.
So, OP, which society are you leaning towards? Have you checked the RERA registration and the builder's track record on RERA website?
@U17 Which builder? Name and shame! We need to warn others. I'm also looking in that area and want to avoid such situations.

Long-term investment potential is linked to infrastructure development. If the metro extension to Greater Noida happens, Sector 68 will benefit significantly.
Don't forget to factor in the maintenance charges. Some societies have exorbitant maintenance fees that can eat into your rental income or resale value.
Don't just look at the main gate security. Check the fire safety measures, CCTV coverage within the towers, and the emergency response system. These are crucial for family safety.
My uncle lives in Sector 68. He says the biggest issue is the lack of proper markets. You have to go to Sector 18 or Atta Market for most things. That can be a pain.

@U14 Circle rates are available on the UP Bhulekh website. Check there. But remember, market rates are usually much higher.
@U14 Beware of scams when buying plots. Get everything verified by a lawyer before paying any token amount. Land mafia is very active in Noida.
I had a terrible experience with a builder in Sector 68. Promised the moon, delivered a crater. Delayed possession by 3 years! Check RERA registration and complaints before investing.
I invested in a 2BHK in Sector 68 a few years back. Rental income is pretty good, but I'm not sure about selling it now. The market is kinda stagnant, and there are so many new projects coming up.
@U6 Stagnant? Bhai, property rates are going up! Maybe not as crazy as pre-COVID, but definitely an upward trend. Especially with the Jewar airport coming up.
@U7 Jewar airport is far away, yaar. It will impact Greater Noida more than Noida. Sector 68's connectivity is its main advantage, not the airport.
@U8 True, but improved connectivity to Jewar will indirectly impact all of Noida. Plus, it's a sentiment booster for the entire region.
@U8 I think both are right. Jewar helps overall, but Sector 68's current value is based on its proximity to Delhi and existing infrastructure.
Schools are definitely a problem. You'll have to consider driving your kids to school. Sector 50 and 61 have better school options but are also more expensive.

Bhai, resale value is always a risk. Noida market is volatile. But location-wise, 68 is good - close to the metro and expressway. Schools, yeah, that's a concern. Not many top-tier options within walking distance.
I live in Sector 70, pretty close. Amity is like 15 mins away, DPS is a bit further. But traffic can be a killer during school hours. Safety-wise, gated communities are generally safe. Haven't heard of any major incidents recently.
Which builder are you considering? That's a HUGE factor for both safety and resale. Some builders are notorious for cutting corners on security.
U4 is right! Builder matters a lot. My friend bought in a 'reputed' project in 75 and still faces issues with security guards and CCTV maintenance. Paisa barbaad!
