₹1.8 Cr for a 3BHK in Sector 70A from Shapoorji Pallonji, par super area kaafi off lag raha hai. My current 2BHK in Cyber City ka carpet-to-super ratio better hai, even with a smaller footprint. Builders show huge super areas, but actual usable space bohot kam lagti hai. Is this the new normal for Gurugram? I'm looking to upgrade from my current 2BHK. As an investor, ROI and per sqft cost matter a lot. Kitna negotiate kar sakte hain jab super area already inflated ho? Any tips on tackling this?
