2.5 years in my 2BHK, now eyeing Sector 71 for a 3BHK. Already have a home loan. Resale market kitna liquid hai wahan? Investment potential for 3-5 years? Is the price jump worth it?

Noida mein abhi resale market bohot tricky hai. Builders ke naye projects mein discounts mil jaate hain, toh log resale mein kyu high price denge? Unless it's a prime location property with immediate possession and no builder issues, don't expect miracles. 3-5 years mein investment toh hai, but returns might not be as high as you hope. Budget-conscious ho toh careful rehna.
My cousin bought a 3BHK in a society near Sector 71, slightly towards Alpha II Commercial Belt. He paid almost 90 lacs for a 1500 sqft apartment 2 years back. Now, similar units are quoting 95-100 lacs. So, a small appreciation, but not enough to justify the huge jump if you're coming from a 2BHK. Also, the maintenance charges are quite high there. Resale mein buyer milte hain, but you won't get a premium.

Bhai, 7000-8500 per sqft toh bahut zyada hai for a resale. Agar investment ka soch rahe ho toh Greater Noida West ya phir Alpha I Greater Noida mein dekho. Wahan prices comparatively better hain aur growth potential bhi zyada dikh raha hai for 3-5 years. Sector 71 already saturated type ho raha hai. But agar aapko wahi location pasand hai, then negotiate hard. Kya decide kiya aapne?

Wahi toh! Builders bas date pe date dete rehte hain. Maine bhi Ajayabpur mein ek plot dekha tha, builder ne promise kiya tha 2 saal mein construction, ab 3 saal ho gaye, abhi bhi sirf pillars khade hain. Sector 71 mein bhi yehi haal hai kya?

Totally agree with this! Mera bhi same experience raha hai. Jab main apni 2BHK bechne gaya for an upgrade, buyers wahan mil hi nahi rahe the. Sab sirf Greater Noida ya phir Alpha II ki taraf dekh rahe hain. Sector 71 mein ajeeb sa stagnation hai.
