Just moved to Sector 72. Connectivity is good, but is it really safe, especially at night? I'm worried about safety for my family. Also, anyone know if property values will actually increase here in the next few years? Investment karna sahi rahega, yaa nahi? What do you think?

Sector 72 is okay for living, but not a great investment. I'd recommend looking at sectors closer to the metro line extension.
Did you check the distance from your apartment to the nearest metro station? Walking distance hona chahiye, otherwise it's useless.
What happened with your decision? Did you decide to stay in Sector 72 or move somewhere else?
Ultimately, it depends on your priorities. If affordability is your main concern, Sector 72 is a decent option. But if you're looking for high returns, there are better choices.
I'm planning to visit a property in Sector 72 this weekend. Any specific things I should look out for?
Connectivity is good, especially with the metro. But safety can be a concern, especially late at night. Be careful and aware of your surroundings.
Don't just look at the sample flat. Check the actual construction quality. I made that mistake once. Regret it till today.
Current market conditions are not great. Interest rates are high, and property prices are also rising. Think carefully before investing.
Before investing, check the builder's track record. How many projects have they delivered on time? Are there any pending legal issues? These things matter a lot.
Haan exactly, track record is everything. A lot of shady builders in Noida.
Where can we easily check the builder's track record? Is there a website or something?
Sector 72 is a developing area. Prices will increase eventually, but don't expect a huge jump in the next few years. Maybe 5-7% annually, max.
Possession mila kya? That's the biggest issue in Noida. So many delayed projects. Check the OC and CC before you buy anything.
I think Sector 72 is a decent place to live, especially if you're on a budget. But for investment, there are better options. Just do your research and be careful.
Which project are you in? Some societies are better maintained and have better security than others. That makes a HUGE difference.
Exactly! Society maintenance is crucial. I've seen some societies in 72 that look like slums!
True that. Maintenance charges bhi check karo. Some societies charge a fortune for basic services.
And security guards! Are they actually doing their job, or just sleeping?
Mera personal experience toh acha nahi raha. I booked a flat in 72 five years ago. Abhi tak possession nahi mila! Builder ne phir se date extend kar diya! RERA mein complaint file karna padega.
U13, RERA mein complaint file karo. Don't wait! They are the only ones who can help you.
Which builder bhai? Naam batao, sabko pata chalna chahiye.
I don't want to name them publicly yet, but let's just say their reputation isn't the best. Check RERA registration numbers carefully before investing, folks!
U2, which sectors do you think are better for investment right now then? I'm also looking around. Budget around 80L.
Sector 72 is decent but property appreciation will be slow. Look at sectors closer to the expressway. Better ROI in the long run.
Agree with U5. Expressway ke paas wale sectors are booming. Sector 150 ka rate dekho, sky high!
But Sector 150 is way more expensive! Sector 72 is more affordable for most families. Itna ROI bhi kya karein agar ghar hi nahi le sakte?
U7, true, affordability is key. But consider a smaller apartment or a slightly older property near the expressway. Better investment in the long term.
Sector 150 is good, but transportation is an issue. Metro connectivity nahi hai abhi tak.
Bhai, I lived in Sector 72 for 5 years. Never had any major safety issues. Just be aware of your surroundings, especially at night. Don't walk alone late at night, that's common sense.
Sector 72... hmm. Connectivity toh achi hai, no doubt. But safety ka issue toh Noida mein har jagah hai yaar. Especially late night. Which project are you in?
Investment wise, Sector 72 is okay-okay. Not the best, not the worst. Depends on the builder and the specific society. Which builder bhai?
I agree with U1. Safety is a concern. I've heard of incidents near the metro station late at night. Maybe install CCTV cameras around your building?
