I'm finally fed up of renting, yaar. 10 saal rent mein waste kar diye. Thinking of buying in Sector 74, Noida. What's the investment potential like? Will prices actually appreciate in 3-5 years? Also, how's the water supply situation? Heard mixed things. Is it tanker-dependent? And how about the traffic during peak hours? Sahi mein smooth hai ya nightmare? Mujhe advice chahiye bhai.

Ultimately, it's your call, bhai. But be realistic about your expectations. Property investment is never a guaranteed win.
I think Sector 74 is a good option for living, but not necessarily the best for investment *right now*. Wait for a market correction, maybe?

Personally, I'd avoid any project by Supertech or Amrapali in that area. Too much risk involved. Invest in a reputed builder, even if it costs a bit more.
New metro line extension will definitely boost property values in the long run. Keep that in mind. But short-term, the market is volatile.

Anyone has recent experience with possession in Paras Tierea? They've been delaying it for ages, I heard.
U15, bhai, Paras Tierea is a lost cause. Forget about timely possession. Look elsewhere.

Sector 78 is also a good option nearby. Slightly less developed, but prices are more reasonable. Consider that too.
Don't forget to factor in the maintenance charges! Some societies in 74 have ridiculously high maintenance fees. It eats into your rental income if you plan to lease it out later.
U8 is right about the water. Check if the society has a functional STP (Sewage Treatment Plant). That can make a big difference. Also, ask about rainwater harvesting.
Bhai, RERA registration number check karo sabse pehle. Don't just blindly trust the builder's promises. Also, visit the site multiple times at different times of the day.

Water supply is a big issue in some societies there. My friend lives in Supertech Capetown, and they're constantly relying on tankers. Check very carefully before you book.
Traffic during peak hours is a nightmare near the Fortis hospital. Be prepared for that. Rest of the sector is relatively okay.
