Sector 74 Noida: Worth the premium for 3BHK?

Guys, I'm thinking of upgrading to a 3BHK or maybe a villa in Sector 74. Currently in a 2BHK nearby. What's the real deal with living there? Is the price jump worth it, ya? Also, heard about waterlogging during monsoon. Sach hai kya? Already have a home loan, so EMI matters. Investment potential bhi dekhna hai. Koi batao, resale value kaise rahegi? Any thoughts?
