Sector 75 or 150 for investment? Confused!

Honestly not sure if Noida is still worth it in 2026-27. Property prices have already shot up so much. Sector 75 seems decent, but Sector 150 mein bhi potential hai. What do you guys think? Also, Unnati Fortune Group ka track record kya hai? Worth investing in their projects? I'm confused between 2BHK and 3BHK too. Which one gives better rental yield? Koi idea hai? Hope someone can give some clarity.
