Sector 75 vs Sector 150 - confused!

Okay I'll be honest – I'm completely lost. Everyone keeps saying Noida is the place to invest, but ab samajh nahi aa raha where exactly. I'm looking at 2BHKs, budget around 80L. Sector 75 seems more developed, but Sector 150 is all green and new. Which one will give better ROI in the long run? My parents keep saying 'location matters most'. Is it worth paying extra for a better location like 75? Or will 150 catch up? Honestly not sure.
