Sector 76 ROI: Are we overestimating Jewar's impact?
Since late last year, I've been tracking a few pockets in Noida for a potential investment property. Amarpali Silicon City in Sector 76 keeps popping up on my radar, mostly for its relatively lower entry point compared to Sector 150 or 78. From my experience, the appreciation in this segment can be significant if the infrastructure plays out. Jewar Airport is a big factor, but how much will it actually impact Sector 76 directly in the next 3-5 years? I'm looking at a 2BHK there, around ₹78L. The data shows decent rental yields, but I'm not sure if the tenant profile is strong enough to guarantee consistent income. Also, how's the ground reality for safety, especially at night around the complex? Is this a calculated risk worth taking for long-term ROI, or should I be looking elsewhere for better growth? Any insights on the actual appreciation forecast for Silicon City would be helpful.
