Sector 79: Is the investment potential overhyped?

Just moved into a new society in Sector 79. Possession was in March. Everyone glorifies the future ROI, but nobody talks about the current reality. The metro connectivity is still a pain tbh. Last mile connectivity is a joke. Is it really worth investing here expecting appreciation in 3-5 years? Or are we all drinking the kool-aid? Change my mind. Disagree? Tell me why.
