Is pre-launch pricing for Sector 80 projects actually a good deal? Builders bolte hain discount milta hai, but all-in cost mein kitna difference aata hai? Not sure if waiting for OC is better ya early booking sahi hai.

But agar builder ka reputation accha hai, aur project location bhi prime hai, toh pre-launch ek accha opportunity ho sakti hai na? Especially agar first home hai toh thoda risk le sakte hain? Kya minimum discount expect karna chahiye from pre-launch price compared to ready-to-move?
Dekho, reputation kitna bhi accha ho, pre-launch mein always risk hai. Mera ek colleague Airport Road (Gurgaon side) pe ek project mein fase the. Pre-launch mein bola ₹7000/sqft, final OC tak ₹9500/sqft ho gaya tha, but possession 2 saal late mila. EMI aur rent dono bharna pada.
Yaar, ye pre-launch discount wali baat toh har builder bolta hai. But jab final bill aata hai, toh sab hidden charges aur preferrential location charges add ho jaate hain. Sector 80 mein bhi same scene hoga kya? Bada nervous feel ho raha hai.

Exactly! Mujhe bhi yahi lagta hai. Pata chala base price kam hai, but EDC/IDC, PLC, club charges, parking sab milake OC waale price se bhi zyada ho gaya. Koi batao, actual difference kitna hota hai per sqft usually? Aur OC ke baad price kitna jump karta hai?
