Sector 81 mein Capital Infra sahi rahega?

Kids' school admission is top priority, so I'm looking at Sector 81. Need at least a 3BHK, and Capital Infra Noida has some decent options, but honestly not sure about them. Builder ka track record kya hai? Has anyone invested with them before? My wife's priority is a safe neighbourhood for the children, so wanted to get some opinions. Also, rent vs buy is confusing me. EMI calculator shows one thing, but are advertised rental yields achievable in Noida? Should I even consider buying right now, or just keep renting for another year? Budget finalised, loan pre-approved, but still hesitant. Is it worth it? Matlab, is Noida even a good investment in 2026-27?
