Sector 82 prices vs. reality, feeling stuck

Are Sector 82 property prices really justified right now? I'm seeing 2BHKs around 1.2 Cr. Is there negotiation room, or is it just hype? Also, how bad is monsoon waterlogging there, seriously?

Bhai, exactly my thoughts! 1.2 Cr for a 2BHK in Sec 82 feels super inflated. I went to see a project there last week, and the agent was acting like it's prime Golf Course Road. Negotiation? They barely budge.
