Grisha Dream Homes, Sector 83 mein 2BHK ka true all-in cost kitna aata hai? Kids ab apne ghar chale gaye, so ek manageable flat chahiye. Builder jo price quote karta hai, uske upar stamp duty, registration, parking, PLC, interiors ka kitna extra lagta hai? Sunne mein aata hai possession ke time bhi bahot hidden charges nikalte hain. Has anyone bought there recently? Kya kya extra pay karna pada?

Noida mein property prices are generally on an upward trend, especially with the upcoming airport. So, whatever you buy, it will appreciate. But the entry point and hidden costs can eat into your profits. Also, check for maintenance charges, some societies charge a bomb.

Haan exactly, Noida mein yahi problem hai. Builders have too much power. RERA ne thoda control kiya hai, but still, loopholes are there. U1, maybe look at societies which have already received OC (Occupancy Certificate). That's a good indicator of completion.
Meri ek baat suno U1, builder se BBA ki draft copy maango. Usmein saare charges detailed hone chahiye. If they hesitate, it's a red flag. Also, check the carpet area vs super area calculation. Bahut builders play games with that too.

Ek aur cheez, U1. Interiors ke liye builder se mat karwana. Bahut overpriced hota hai. Ek local interior designer hire karna, ya khud supervise karna. Bahut paisa bachega aur quality bhi better milegi.
U1, since you mentioned kids have moved out, maybe a 1BHK or a smaller 2BHK in an older, well-maintained society might be a better fit? Less maintenance, established community, no builder hassle. Sector 7x or 10x mein bahut options hain.

Property rates in Sector 83 are decent, connectivity is also good. But Grisha ka naam sunke thoda doubt aata hai. U1, have you looked into resale units in ATS Pristine or Mahagun Moderne nearby? They might be a bit pricier but transparent costs and established communities.
Grisha? Be very careful, especially with their hidden charges. Mera ek friend ka experience bahut kharab tha Sector 78 mein inke ek project se. Possession ke time they sprung up so many 'development charges' and 'IFMS' that weren't clearly mentioned initially. Read the fine print of the BBA very carefully.
Exactly what U3 said! Mera bhi Grisha mein toh nahi, but ek similar builder ke saath same experience hua tha. 2BHK ka initial quote Rs 55 Lakhs tha. But by the time I got possession, it was closer to Rs 72 Lakhs! Stamp duty, registration, GST on construction, club membership, power backup, IFMS, parking, PLC, maintenance advance... list goes on. Minimum 25-30% extra toh pakad ke chalo on quoted price.
@U4 Bilkul sahi! Ye log pehle sirf basic rate bataate hain. Parking ka alag se 3-5 lakh, PLC (Preferred Location Charges) agar park-facing ya higher floor hai toh 2-3 lakh extra. Then electricity connection charges, water connection charges. Aur builder-buyer agreement mein ek clause hota hai ki future taxes ya duties increase hue toh buyer pay karega. GST bhi 12% lagta hai construction pe.

PLC depends on builder, could be 50-100 Rs/sqft. IFMS and Club membership can be 1-2L. Power backup per KVA charge hota hai. Overall, 15-20% minimum extra is for sure. Interiors toh alag se.
@U7 Matlab builder agar 50L bolta hai, toh 60L minimum pakad ke chalo. This is just daylight robbery! They make it sound so affordable initially. No transparency at all. Frustrating!

Bhai, your concern is super valid. Builder quotes are always just the tip of the iceberg. Grisha Dream Homes ka track record waise toh theek hi hai but Sector 83 mein competition bhi bahut hai. Did you check out other projects nearby? Ya Grisha hi final kiya hai?
