Just got possession in Sector 84 last month. Everyone glorifies investment potential here, but honestly, prices feel inflated. Not seeing the appreciation everyone talks about yet. Change my mind.

U1, I get your point. It's tough when expectations don't meet reality. But I'd say wait 2-3 years. Once the Jewar Airport is operational and peripheral development kicks in, you might see a good jump. Till then, focus on getting all promised amenities and a good tenant. What's your current rental yield, if you don't mind me asking?
The problem is not just Sector 84, it's Noida in general. Too many projects, too much supply. Jab tak demand-supply balance nahi hoga, prices will remain stagnant or grow slowly. Builders just keep launching new phases.
U15, I disagree. Noida has unique advantages like connectivity to Delhi, upcoming airport, and planned infrastructure. Yes, supply is high, but so is population growth and migration. It's a long-term play for sure, but the potential is there.
U16, potential hai, but kab? Mera paisa blockage hai. Rent bhi pura EMI cover nahi kar raha. My tenant just negotiated a lower rent citing 'market rates'. Bahut frustrating hai, yaar.
U1, I'm a first-time buyer considering Sector 84. Your post is making me rethink. Should I look at more developed sectors like 75/76 even if they are slightly pricier? Or maybe Gurgaon is a better bet for appreciation?
U18, don't just go by one person's experience. Do your due diligence. Check builder's past projects, RERA status, future infrastructure plans (Noida Authority website). Sector 84 is still a developing area, so it's a long-term vision. Gurgaon is already saturated, appreciation might be slower there now.
Supertech Azalia, huh? U7, Supertech ka toh naam hi kaafi hai. Unka track record thoda shaky hai. But don't lose hope completely. My brother bought in Sector 78 ten years ago, same initial frustration. Ab dekho, double ho gaya uska investment. Long-term perspective rakho.
U1, you're looking at a short-term window. Property appreciation isn't like stock market. Plus, current market conditions are a bit subdued post-COVID and with rising interest rates. Average appreciation across Noida has been ~5-7% annually, but some pockets are stagnant. Sector 84 is still developing.
U9, that 5-7% is for established areas. New sectors like 84, 150, 152 need infrastructure to catch up. For us NRIs, it's a tough call. Dollar mein invest karo toh better returns milte hain sometimes, but sentiment attached hota hai home country se. But yeah, short-term gain is a myth in Indian real estate now.
U7, Ground floor mein rentals waise bhi kam hote hain. Plus, Supertech ka maintenance kaafi high hota hai. Have you checked the completion status of all promised amenities? Often, they delay those too, which impacts livability and resale value.
U11, exactly! Mera bhi similar experience. Builder ne brochure mein sab dikha diya, club house, sports complex. Possession ke baad pata chala, bas skeleton hai. That's a huge factor for buyers, especially families.
Amenities ka toh builder RERA mein bhi mention karte hain. If they haven't delivered, you can file a complaint. But who has the time and energy for all that legal hassle? Most people just adjust.
U13, true. But if enough people complain, it builds pressure. Also, check your agreement. There's usually a clause about compensation for delayed amenities. Don't let them get away with it. This directly impacts your 'investment potential'.
Bhai, you're not alone. Mera bhi same feeling hai. I bought in Sector 84, Ace Golfshire, last year. Possession mil toh gaya but rental yield bhi bahut kam hai compared to what I paid. Capital appreciation toh door ki baat hai abhi.
Inflated? Maybe. But give it some time, yaar. Noida market mein patience bahut zaroori hai. Especially with the upcoming airport and metro extension, things will pick up. Abhi toh building blocks set ho rahe hain.
Which project are you talking about, U1? Details do thode. Floor, builder, exact location? Sector 84 is quite large, and property values can vary a lot within the sector itself. Maybe it's a specific project issue?
Haan, exactly! U4 is right. Some builders have a notorious track record for overpricing and then not delivering on amenities. Mera friend फंस गया था ATS Pristine mein, possession ke baad bhi swimming pool aur clubhouse ka kaam adhoora hai.
U1, if it's a builder with a history of delays, then that's a big red flag. RERA registration check kiya tha booking se pehle? Quality of construction bhi matter karta hai. Cheap construction will always struggle with appreciation.
It's Supertech Azalia. Ground floor, 3BHK. Builder ne bola tha connectivity will be amazing by possession. Abhi tak toh kuch khaas dikh nahi raha. Metro station abhi bhi kaafi door hai.
