Did a site visit to Sector 84 last week and honestly, the vibe is changing. Pehle it was mostly industrial, but now residential projects bhi dikh rahe hain. From my experience, initial price discovery in such transitioning areas can be tricky. Builders are quoting around ₹70-80L for 2BHK. Yeh prices justify hote hain kya? Given the current infra, like FNG Expressway connectivity, I'm thinking about the real daily life. Is it actually livable for families, ya abhi bhi bahut raw hai? Aur jo upcoming developments hain, like further road widening, will they really push ROI in 3-5 years? Not sure if current rates already factor that in. Kya lagta hai, is it a calculated risk or still too early to jump in?
