Sector 86: Is the price jump to a villa worth it?

Currently in a 2BHK. Thinking of upgrading in Sector 86, maybe a villa. Prices seem high! Is the metro connectivity worth the premium? Anyone living there find it peaceful? Plus, what about water supply situation, crucial for villas. Already have a home loan, so is the price jump justified?
